If you intend to buy a property in Portugal it is convenient to know the best and most complete information about it:

The first act for a foreigner to be able to acquire a property in Portugal, to open a bank account, establish residence, start any activity, is to obtain the fiscal number, for this you may have to appoint a fiscal representative, with residence in Portugal.

Special cautions to take in consideration when acquiring a property:

    • Is the registration title in the name of the person who intends to sell it?

    • Are there mortgages or any other limitations on the right of ownership? Or property rights?

    • Is the construction that currently exists duly licensed by the competent authorities?

    • Are all the required documents for the sale available?

    • Are the exterior boundaries well defined and correspond to official maps?

    • Are there debts owed by the current owners to any entities that might affect is ownership?

    • What is the classification of the land and if it allows the existing building to be extended or if it is possible to build swimming pools, outbuildings, carports, etc.?

    • Is it inserted in an ecological reserve, agricultural reserve, irrigation perimeter or special protection zone, that can limitate or prohibit any alterations to the building?

    • Can any edifications be built on nearby land?

    • Is it necessary to make an assessment or check the condition of the construction? Or facilities?

    • Would you like to be informed of all the procedures when they are carried out?
